Pre-Completion Snagging Inspections

If your builder has granted you access to your new home before legal completion, a Pre-Completion Inspection represents a valuable opportunity to identify and address defects whilst you still have maximum leverage with your developer.

A Pre-Completion Inspection is conducted on new-build properties during the final stages of construction, before you legally take possession of your home. This timing is crucial because it allows us to identify defects and issues that your builder can then begin to rectify before completion, ensuring you move into a property that meets the correct standards.

During our PCI, we follow the NHQB (National House Building Council Quality Board) checklist, which provides a structured framework for assessing your property's condition at this critical stage. Whilst this does limit the scope compared to our comprehensive snagging checklists, it ensures that the inspection focuses on the elements that can and should be properly assessed before completion.

The PCI Process

We conduct a methodical room-by-room inspection of your property, examining all accessible areas and systems. Our decades of construction experience mean we know exactly what to look for at this stage of the building process. We'll identify everything from minor cosmetic issues requiring attention through to more significant defects that could affect your enjoyment of your new home.

Following the inspection, we provide you with a detailed report within two working days. This report serves as your negotiating tool with the developer, clearly documenting all identified issues that require attention. We can also send a copy directly to your builder, streamlining the process and ensuring nothing gets overlooked.

Why Choose a Pre-Completion Inspection?

The key advantage of a PCI is timing. By identifying problems before legal completion, you maintain maximum influence over getting them resolved. Builders are typically far more responsive to addressing issues when completion is pending than they are once they've received their final payment.

However, it's important to understand that NHQB guidelines restrict certain elements of the inspection process. For instance, we cannot include thermal imaging as part of a PCI package, which means some insulation and energy efficiency issues may not be detected at this stage.

When Should You Book Your PCI?

Timing is everything with Pre-Completion Inspections. We recommend scheduling your PCI as close to your completion date as possible, ideally within the final two weeks. This ensures that the majority of finishing work has been completed whilst still allowing sufficient time for your builder to address any identified issues.

What Happens After Your PCI?

Once we’ve completed your inspection and provided the report, the ball is in your builder's court to address the identified issues.
